Pricing & fees

How much does Flat Fee Select cost?

The total listing-side fee is $3,595, paid in two parts: $595 upfront to launch your listing and $3,000 only when your home sells. Buyer-agent compensation is separate and negotiable.

What does the $595 launch fee cover?

The $595 covers onboarding, the pricing strategy consultation with a licensed broker, professional photography, MLS preparation, and the listing launch on Beaches MLS with syndication to Zillow, Realtor.com, and other syndicated real estate websites.

What does the $3,000 closing fee cover?

The $3,000 is a success fee paid only at closing. It covers broker-led offer review, negotiation on every offer and counter, inspection guidance, appraisal coordination, and transaction support through the closing table.

Are there any hidden fees?

No. The $3,595 is the full listing-side fee. Photography, MLS submission, premium portal placement where eligible, broker calls, offer review, and closing coordination are all included. Buyer-agent compensation, if you choose to offer it, is paid separately at closing and is not part of the Flat Fee Select fee.

What happens if my home does not sell?

You only owe the $595 launch fee. The $3,000 is a success fee and is only earned when the transaction closes. There is no penalty for taking the home off the market.

MLS exposure

Which MLS will my listing appear on?

Your listing is submitted to Beaches MLS, the multiple listing service covering Palm Beach, Broward, St. Lucie, Martin, and Miami-Dade counties. Beaches MLS syndicates to every major real estate portal, so your listing appears wherever buyers are searching.

Will my home show up on Zillow, Realtor.com, and the other major home search sites?

Yes. Once your listing is active on Beaches MLS, it syndicates to Zillow, Realtor.com, and other syndicated real estate websites.

How long does it take to get my home listed?

Once your pricing consultation is complete and the listing paperwork is signed, most listings are live on the MLS within a few business days. Photography and MLS submission are scheduled around your availability.

Is the listing identical to a listing through a traditional brokerage?

Yes. The MLS submission, photos, syndication, and buyer-facing presentation are the same. The difference is in the fee structure and the streamlined process behind the scenes — not in how your home is presented to buyers.

Buyer-agent compensation

Do I have to pay a buyer's agent commission?

Under the current rules, sellers are not required to offer compensation to a buyer's agent. Some sellers still choose to as part of their listing strategy, because offering buyer-agent compensation can broaden the pool of buyers willing to view the home. Your broker walks you through the trade-offs based on your home, your timeline, and current buyer-agent practices in your market, and you decide what to offer, if anything.

How much do sellers typically offer a buyer's agent?

It varies by market, price point, and the specific transaction. We discuss the current range during your pricing consultation and help you make an informed choice — there is no single number that applies to every listing.

Is buyer-agent compensation included in the $3,595?

No. The $3,595 is the listing-side fee only. Buyer-agent compensation, if you choose to offer it, is a separate amount negotiated between you and the buyer's agent's brokerage and is paid at closing. This is the same arrangement that applies regardless of which brokerage you list with.

Showings & access

Who handles buyer showings?

Showings are seller-controlled with broker support. You receive showing requests through a dedicated listing phone number — your personal cell stays private — and you approve or decline each request from your phone. A licensed broker is available to coordinate any showing details with the buyer's agent.

Do I have to be home during showings?

No. Most sellers leave the home during showings. Buyer-agent showings use standard MLS-approved access — typically an electronic lockbox you set up at the start of the listing. You receive a notification each time the lockbox is accessed.

Offers & negotiation

Who reviews and negotiates offers with me?

A licensed Florida broker reviews every offer with you, explains the terms, advises on counter-offers, and negotiates on your behalf with the buyer's agent. You make the final decision on price, terms, and acceptance.

What happens after I accept an offer?

Your broker coordinates the transaction through closing: inspection scheduling and any repair negotiation, appraisal coordination with the buyer's lender, title and survey coordination, and final document preparation with the closing agent. You have a direct line to the broker the entire time.

Closing & brokerage

Does Flat Fee Select handle the transaction all the way through closing?

Yes. Broker-led transaction support runs from the day your offer is accepted through the closing table. This is the work the $3,000 success fee covers.

Can I work with my own title company or attorney?

Yes. Florida sellers typically choose the closing agent. If you have a preferred title company or real estate attorney, your broker coordinates the transaction documents with them directly.

Is Flat Fee Select a licensed real estate brokerage?

Flat Fee Select is a service of United Realty Group, Inc., a licensed Florida real estate brokerage (FL Brokerage License #BO2032745). Your listing, marketing, and transaction are managed by our team under United Realty Group's license. The brokerage of record is listed in the footer of every page on flatfeeselect.com.

What areas of Florida do you cover?
