We're not the cheapest option on the board, and we don't try to be. If your only goal is the lowest possible out-of-pocket cost and you're comfortable running your own sale, a low-cost, entry-only "$99" MLS-listing service will cost you less up front — because you'll be doing most of the work yourself: your own pricing, showings, negotiation, and paperwork. That's a completely legitimate choice for a confident do-it-yourself seller. What we offer is different — a licensed broker running your full sale for a fixed $3,595 instead of a percentage. If "cheapest possible" is the whole goal, that honestly isn't us.

You're not getting a big custom marketing budget baked in

Our fee covers the marketing that actually sells the large majority of homes: professional photography, a full MLS listing, and syndication to the sites buyers are already searching. What it does not include is a five-figure bespoke marketing campaign — dedicated film crews, wide paid-ad buys, glossy print spreads, staging budgets. For most homes, that spend simply isn't necessary; the proven playbook does the job. But if you own a rare trophy property that genuinely needs a large, custom marketing push, a traditional percentage arrangement that funds that campaign may serve you better — and if we think that's your situation, we'll say so.

You're not getting buyer-agent compensation included

Your flat fee is the listing-side cost. It does not include compensation to a buyer's agent. Since the 2024 NAR settlement, offering that is a separate, optional, and negotiable decision you make on its own, in any listing model. We'll help you think it through — but it's a distinct line item, and we'd much rather you see it clearly now than be surprised by it at closing.

You're not getting a guarantee of a sale — or a price

No one can honestly promise your home will sell, or sell for a specific number — and anyone who does is selling you something. The market sets your price; pricing strategy, condition, and demand decide the outcome. A flat fee doesn't change that, and neither does a percentage. You may not be getting the "family agent" relationship

Some sellers want a decades-long personal relationship — the agent who sold their parents' home, who they'll grab coffee with, who's woven into the community.
